How much does a residence cost?+
For levels 9 to 32 the developer publishes indicative SPA prices by layout: about RM1.2m for Type D2 and RM1.3m for C2 (both hill-facing, 1,334–1,388 sq ft), RM1.4m for E2 (the same size as D2 but facing the sea), RM1.6m–RM1.7m for B2 at 1,636 sq ft, and RM2.3m–RM2.4m for the four-bedroom A2 at 2,152 sq ft. The top seven floors carry larger plans and are priced separately. These are indicative figures, not a price list — ask and I will get the current written one.
What sizes are available?+
Ten, but really five drawn twice. Levels 9 to 32 carry A2 at 2,152 sq ft, B2 at 1,636 sq ft, C2 at 1,388 sq ft, D2 at 1,334 sq ft, E2 at 1,334 sq ft. Levels 33 to 39 carry the same five plans about 40 sq ft larger apiece, from 1,399 to 2,195 sq ft. Types A1 and A2 are four-bedroom with three bathrooms; every other layout is three-bedroom, with three bathrooms in the B types and two in C, D and E.
How many homes are there, and how dense is each floor?+
365 residences across 2 towers of 40 storeys, six to a floor, served by 4 passenger + 1 service. Car parking occupies levels one to seven and the facilities deck sits at level eight, so the lowest home in the building is on level nine.
Is it freehold?+
Freehold residential title, on roughly two acres in Tanjung Bungah. Confirm the title particulars with your solicitor against the actual title document before committing — standard practice, and not a reflection on this project.
How many storeys is it?+
Forty, in two towers. Levels one to seven are car parking, level eight is the facilities deck, and the residences run from level nine to thirty-nine. Listing sites variously say 39 and "40 to 45"; the figure here comes from the project fact sheet, and the level breakdown corroborates it.
When does it complete?+
Published as Q4 2028. Construction timelines are set by the developer and do move; treat that as the current target and confirm the schedule before committing.
Who is the developer?+
BSG Property, the property arm of the Penang-based Boon Siew group, which has been building on the island for decades. Their most recent completion is a branded seafront tower on Gurney Drive, handed over in 2023. A developer’s delivery record is a reasonable thing to weigh; it is not a guarantee about this project, and I would not present it as one.
What are the maintenance charges?+
RM0.30 to RM0.40 per square foot. On a 1,334 sq ft home that is roughly RM400 to RM535 a month; on the 2,152 sq ft Type A2, roughly RM645 to RM860. Maintenance is set closer to completion and the final figure can move, so treat this as the developer’s current indication rather than a committed rate.
How many car parks come with each home?+
Three bays per residence, with parking on levels one to seven. That is unusually generous for a Penang condominium at this size, and it is worth weighing — a third bay is difficult and expensive to add later.
What facilities are there?+
Over forty, spread across three facility decks. The itemised deck includes a swimming pool, wading pool and hydrotherapy pool, an open pool deck and poolside dining, a gymnasium, outdoor gym and yoga deck, a private dining room and tea house, a games room, reading space, children’s playground, BBQ pavilion and changing rooms with steam rooms. The development is also described as pet-friendly, with 24-hour security and CCTV.
What is the difference between the sea-facing and hill-facing units?+
The building answers this precisely: Type D2 and Type E2 are both 1,334 sq ft, three-bedroom, two-bathroom. D2 faces the hill at about RM1.2m; E2 faces the sea at about RM1.4m. Same home, RM200,000 apart, and that is what the view costs here. Types A, B and E are sea-facing; C and D face the ridge, and run noticeably cooler through the afternoon.
What is the trade-off with this location?+
Tanjung Bungah sits on one coastal road, and that road carries everything moving between George Town and Batu Ferringhi. The published drive times — 20 minutes to George Town, 25 to the bridge, 45 to the airport — are off-peak figures. At peak, and through the school run, they are not what you will get. If you commute into George Town daily, drive the route at the hour you would actually be driving it before you decide.
Can foreigners buy?+
Generally yes, above Penang’s minimum purchase price for foreign buyers on the island, and subject to state consent. Tanjung Bungah is one of the island’s established expatriate areas, and the entry pricing here sits above the island threshold. Both the threshold and the consent process are revised from time to time and a foreign-buyer stamp duty surcharge now applies, so confirm the current position with me and with your own solicitor before committing.
Does buying here get me MM2H?+
No — the two are separate. Malaysia My Second Home is a residency programme with its own financial requirements, and owning property here neither grants it nor is required for it. You can buy without MM2H, and MM2H holders buy under the same foreign-buyer rules as anyone else. The programme runs in three tiers — Silver, Gold and Platinum, at USD 150,000, USD 500,000 and USD 1 million on fixed deposit, each with its own minimum property price and visa term. The tier table is on the home page. Note that on Penang island the state’s own floor for foreign buyers sits above the Silver property minimum, so here it is the state rule rather than the tier that decides what you can buy. The programme has been restructured more than once — ask me for the current position before you plan around it.
What extra costs does a foreign buyer pay?+
Above the purchase price, expect a stamp duty surcharge on foreign acquisitions and a Penang state consent fee. The developer’s current package includes a subsidy toward the consent fee, and legal fees on the sale and purchase agreement are covered — confirm what still applies at the time you buy, since packages change.
What is included in the unit?+
Semi-fitted — kitchen cabinet, wardrobes, air-conditioning, water heater, hood, hob, oven, microwave and fridge, on solid timber flooring. Semi-fitted, so the kitchen and wardrobes are in and the fit-out beyond that is yours.
What are the next steps?+
